Common questions
What is Estimara?
Estimara is an AI rehab cost estimator for real estate investors. You photograph a property, choose a renovation goal, and it returns a room-by-room repair estimate with a cost range for each repair. It can also calculate ARV and maximum allowable offer (MAO) and analyze contractor bids. It is available on iOS, Android and the web.
How does Estimara estimate rehab costs from photos?
Estimara reviews each photo, identifies worn, damaged or missing items, and prices the repair using estimated local labor and material costs for the property's market. Each repair shows what it includes and excludes, a planning number, and a low to high range. See the full walkthrough on the how it works page.
How many photos can I upload?
Up to 20 photos per analysis, or a walkthrough video. Cover every room you want priced, plus the exterior, roof, furnace, water heater and electrical panel when you can reach them. Estimara does not price rooms that were not photographed.
How accurate are Estimara's estimates?
Estimates are AI-generated from your photos and reported details, so treat them as a planning number, not a quote. Accuracy depends mostly on photo coverage and on whether quantities were measured or estimated. Every result includes a "How solid is this estimate?" rating of Solid, Fair or Rough that says what is limiting it. Prices are unverified until a licensed contractor confirms them, and Estimara tells you so on every report.
Can Estimara replace a contractor or a home inspection?
No. It is built to help you screen deals and plan an offer quickly. It cannot see inside walls, under floors or above ceilings, and it is not an inspection or a bid. Get contractor quotes before you commit to a budget.
What is left out of the total, and why?
Problems that cannot be priced yet are listed under Potential Hidden Risks with the next step, such as having a roofer or electrician inspect. Some were seen in the photos, like stained garage roof boards, and some are possible but unseen, like panel condition. They are not added to the total, because inventing a price would make the total look more certain than it is.
What are the renovation goals?
Rental ready: Safe, functional, clean and durable. Keep serviceable finishes. Light refresh: Necessary repairs plus targeted cosmetic improvements. Resale ready: Market appropriate updates for selling the property. Premium renovation: Higher end finishes within your photographed and requested scope.
How does Estimara calculate ARV and maximum allowable offer?
You supply the after repair value (ARV), or use the built-in ARV helper. For wholesalers, the maximum allowable offer follows the 70% rule: ARV times 70%, minus estimated repairs and your assignment fee. Fix and flip and buy and hold strategies get profit and rental return calculations. If the repair estimate is partial because something could not be priced, Estimara withholds the offer figure.
Does Estimara analyze contractor bids?
Yes. Upload a contractor bid and Estimara reviews it for possible overcharges and missing line items, so you can negotiate with something to point at.
Is Estimara free?
Estimara is free to download and includes a limited number of free analyses. Paid plans start at $9.99 per month for 10 analyses, with Pro at $19.99 for 25 and Investor at $39.99 for 60 (web prices). See the pricing page for details.
Are shared deal links public?
Shared deal links are unlisted: you choose who receives them, and they are blocked from search engines. Anyone you send a link to can open it, so share it only with people you trust with that property's address and numbers.
Which devices does Estimara work on?
iOS through the App Store, Android through Google Play, and any modern browser at estimara.app.
