About Estimara
Estimara is an AI rehab cost estimator for real estate investors, published by Midwest Capital Solutions LLC. Here is who is behind it, how it works, and how to reach us.
What Estimara is
Estimara is an AI rehab cost estimator for real estate investors, wholesalers, house flippers and landlords. You photograph a property, choose a renovation goal, and it returns a room-by-room repair estimate with a cost range for each repair, plus ARV and maximum allowable offer math. It runs on iOS, Android and the web.
Who publishes it
Estimara is built and published by Midwest Capital Solutions LLC, a United States company. The app, this website and the rehab labor cost index are all published under the Estimara name.
How the estimates are made
- From what you can see. AI vision models review each photo and list what is worn, damaged or missing. Rooms you did not photograph are not priced.
- At local prices. Labor is scaled to the property's market using U.S. Bureau of Labor Statistics wage data for residential trades, the same figures published in the labor cost index.
- With the uncertainty shown. Every repair has a low to high range, problems that cannot be priced yet are listed as hidden risks outside the total, and each estimate carries an evidence rating. The how it works page covers the full process.
How we check accuracy
We regularly run Estimara on real for-sale properties and compare its estimates, for each renovation goal, against independent line-item bids prepared without seeing Estimara's answer, and against real contractor bids. When estimates drift high or low for a kind of house or a renovation goal, we change the pricing and test again. Estimates are still planning numbers, not quotes: confirm scope and prices with a licensed contractor before you rely on them.
